  Embedded in a picturesque landscape, shaped by wind and water, lies the 39-hectare project of Vanke Changchun in northern China. At the beginning of last century the plot was formed by the building of a huge diesel factory. In the 1920s several industrial buildings with brick facades were built, which were still in operation until 1990. As now a new mixed use was developed on that site, one of the most important questions was how this historic building structure could get integrated. First of all, analyzes of the building façade elements, foundations, towers, railway equipment and materials were undertaken to determine worth-while elements being preserved. After that a new plan was based on the existing geometric patterns that could match the requirements of use, density and character. Both concepts have been superimposed and a new district was developed, which is based on the existing industrial character of the relics. The open space concept with the large central park assimilates the elements of water, erosion and natural vegetation, and overlaid them with historic structures such as the old railroad tracks, but interpreted in a new design. Like a river, the park meanders through the strict grid and connects again scattered spaces and green oases. Meanwhile the first part of the residential estate is built (phase1: 5.9 ha.), e.g. the facade of the exhibition center with historic materials and techniques wall was rebuilt. The new high-rises with the historic structures are now a best seller and the further realization of the project is ongoing.
 

  置于风景如画的北国,39公顷的万科长春项目坐落于风调雨顺的中国北方春城—长春。20世纪之初,该场地基址之上为一处巨大的柴油机厂房。20世纪20年代,大量的砖面结构工业建筑被建造,且一直使用至20世纪90年代。如今,场地之上进行了新的综合开发,所面临的一个重要问题即为如何对这些历史性建构物进行合理、有效的整合。首先,对于建筑立面元素、地基、塔楼、铁路设备和材料进行分析,以确定值得保留的元素。之后,基于符合场地使用要求、建筑密度和场地性质的现有几何地形图案,一个新的计划被制定。两个概念叠加在一起,根据遗址的现存工业特征,对于新的区域进行设计开发。拥有大尺度中央公园的开放空间概念吸收了水、冲刷和自然植被的元素,并将它们与历史性元素如旧铁轨结合在一起,以一种新的设计语言进行阐释。如河流般,公园蜿蜒穿过笔直的网格街区,并再次连接分散的城市空间和绿洲。同时,第一部分的住宅房产项目已经建造完成(一期项目:5.9公顷),其中,以具有年代感的材料和工艺墙壁铺设的会展中心墙体立面被重建。拥有历史性元素特征结构的新大楼如今已经成为了一个最好的卖点,而项目的进一步实践还在进行之中。
